Dubai property: the questions Indians ask most

Can an Indian resident buy property in Dubai?

Yes. Foreign nationals can buy freehold property in Dubai's designated freehold zones. From India the money goes out under RBI's Liberalised Remittance Scheme (USD 250,000 per person per financial year, with TCS applicable above the threshold); spouses and adult children can pool limits. We help you plan this with your CA before you reserve a unit.

How do you buy property in Dubai from India, step by step?

Shortlist, then developer, escrow and RERA-Dubai checks, then reservation form and Sale & Purchase Agreement, then Dubai Land Department registration (4% transfer fee plus a small admin fee), then payments via LRS, then handover and title deed. A ready unit typically closes in 4-8 weeks; off-plan follows the developer's payment plan.

What does a Dubai purchase cost beyond the ticket price?

Budget roughly 6-8% on top: the 4% DLD fee, about 2% agency commission (often paid by the developer on off-plan), trustee and registration charges, 0.25% mortgage registration if you finance, and annual service charges that vary by tower. The UAE has no annual property tax or capital-gains tax, but Indian tax residents must still report the asset and pay Indian tax on rent and gains, with DTAA credit.

Is Dubai property a better investment than Pune?

They do different jobs. Dubai offers a USD-pegged asset, no local income tax, 5-8% indicative gross yields and faster transaction velocity, with higher off-plan and oversupply risk. Pune offers an INR asset with 2.5-4% residential yields, 7-9% on pre-leased commercial, and stronger end-use fundamentals. Most of our clients treat Dubai as diversification, not a replacement.

How does the Dubai Golden Visa through property work?

A 10-year renewable residency is available for property worth AED 2 million or more. Mortgaged and, with conditions, off-plan units from approved developers can qualify, and the visa extends to spouse and children. We confirm eligibility for the specific unit before you commit.

Does Prop Assist sell Dubai property?

We are a RERA-licensed Pune advisory and do not list Dubai inventory. We help Indian residents and NRIs evaluate a Dubai purchase independently, pressure-test the numbers and the structure, and coordinate with trusted on-ground partners when you decide to proceed.
